Application Process
Thank you for considering Eagles Properties in your search for a rental home. All completed applications are processed in accordance with the Federal Fair Housing Law
We apply standardized and consistent guidelines for all applicants, aiming to match qualified tenants with homes in Goldsboro and the surrounding areas.
Important Notes:
Applications are only considered complete once all required documents have been submited. If any applicant (18 years or older) fails to submit their application or documents, the entire application group will be deemed incomplete
Applicants MUST schedule and view the home before applying.
Please review the following policies before submitting your application:
General Application Guidelines

All individuals aged 18 or older, or legally emancipated minors, must complete and sign a separate rental application.

The maximum number of occupants is limited to 2 persons per bedroom in accordance with local ordinances and fire codes.

Each applicant must submit a $50 non-refundable application fee for the verification process to begin

If multiple applications are received for the same property within the same timeframe, the bestqualified applicant will be selected.

A credit and background check will be conducted for each applicant. Credit history must reflect the ability to meet financial obligations. Excessive delinquencies, collections, or bankruptcies may result in denial.

A criminal background check will be conducted on all applicants.

Gross monthly income must be at least three (3) times the monthly rent

Applicants MUST have verifiable income. Please provide recent pay stubs that include the employer’s name, employee's name, pay period, and gross income. Screenshots from apps lacking this information will not be accepted

Active-duty military applicants should submit their most recent LES

Self-employed applicants need to provide their prior year’s 1099

If new to a job, and pay stubs are unavailable, a job offer letter will be required and verified.

Applicants receiving child support or social security benefits should submit proper documentation showing name, dates, amounts, and frequency of payments

Pets: Specific pet restrictions apply. A third-party vendor handles pet applications and verifications. There is a standard $300 non-refundable pet fee for the first pet, and $100 for each additional pet. Please see “Pet Application Process” below.

Rental history or homeownership from the last two years will be verified for each applicant. Applicants are responsible for providing current and accurate contact information for this purpose. Delays in submitting this information may result in moving forward with other applicants.

Renter's insurance with a minimum coverage of $100,000 is required and must remain in effect throughout the lease. If the lease allows pets, the policy must cover pet damage and injuries.

Security deposits are non-refundable after 72 hours from approval

Application fees are valid for 30 days from the original application date. After 30 days, a new application fee will be required.
Acceptance and Move-In Procedures

Applicants must provide a valid photo ID (driver’s license, military ID, state ID, or passport). If rental history is unavailable, a co-signer may be required.

Co-Signer/Guarantor: If an applicant does not meet the income or credit criteria, a co-signer or guarantor may be required. The co-signer must meet the same application requirements as the applicant.

Approved applicants will be notified via email.

Next steps:

Submit a Reservation Fee to hold the property, ranging from $1,000 to two times the rent amount. This will become your security deposit upon move-in.

Sign the lease electronically within three days.

On Move-In day, bring any outstanding payments (e.g., rent or prorated rent)

Provide all utility account numbers (as required by the lease).

Submit proof of renter's insurance before Move-In day.

Any delay in submitting the Reservation Fee or signing the lease will result in the processing of other applications, and we may continue marketing the property.

Reservation Fees must be paid via cashier’s check or money order.

Your tenant portal will be activated upon move-in.
Pet Application Process

Rental applicants with pets, service, companion, or assistive animals must submit a pet application through a third-party screening vendor. There is a fee associated with this service

ESA (emotional support animals) applications are required, but have no fee if the animal meets verified ESA guidelines, which will be checked through the third-party screening vendor.
